Job Description

Position Summary:

The Kennebec Valley YMCA has an exciting career opportunity and is seeking a Facilities Director to manage our Augusta and Manchester facilities as well as our summer camp in Readfield. Ideal candidate will have experience with maintenance, HVAC, plumbing, electrical, team management , repair work and OSHA experience. This is a very hands on position, team and detail oriented and requires someone with close attention to detail. In addition to overseeing maintenance to the three facilities, this position is supervisor to a team of 6-8 staff. This is a full time, year round, salaried exempt position. Salary is negotiable, depending on experience.Directs the maintenance and improvement operations of KV YMCA facilities and equipment, including preventative maintenance and related budgets.

Physical Demands:

While performing the duties of this job, the employee is often required to: climb stairs, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time, climb ladders, walk, shovel snow, plow snow, lift and/or move 50 pounds or more without assistance, have finger dexterity, grasp, perform repetitive motions, talk, hear and have visual acuity

Qualifications

1. Bachelor's degree or related experience in facility management or a related field or equivalent.

2. Three or more years experience in facility management or closely related field.

3. Working knowledge of mechanical, electrical and plumbing systems, carpentry, and other maintenance-related areas.

4. Skills in supervision, budget management and project management.

5. CPR, First Aid and AED certifications required.

6. “POOL” and boiler certifications (if applicable) required.

7. Must possess current license to drive with record that meets KV YMCA standards.

8. Familiarity with personal computers and related facility management software systems.

9. Ability to respond to safety and emergency situations.

10. Working towards leadership competencies according to YMCA model.

Essential Functions

1. Provides overall coordination of facility maintenance, including planning and developing preventative maintenance.

2. Ensures the proper operation of all mechanical systems.

3. Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids, and recommend selection of contractors.

4. Works with outside agencies such as OSHA, fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.

5. Develops budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget.

6. Recruits, hires, trains ,develops, schedules and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals.

7. Participates with other members of management in the KV YMCA’s fundraising activities.

8. Advises management on maintenance issues and projects as requested.

9. Ensures that assigned vehicles (if applicable) and equipment are maintained and operated in accordance with the policies and procedures of the KV YMCA.

10. Updates facility plans periodically. Will develop annual plan of capital projects, consistent with the YMCA’s strategic plan and community needs.

11. Record and monitor the Y’s building and property assets in conjunction with Finance Director.

12. Works with and provides data for grant writer for grants when requested

13. Develops implements and trains staff on emergency procedures for all locations.

14. Participates in staff meetings and is a member of the facility committee.

15. May lead fund raising events as needed.

Salary

$45,000.00 - $50,000.00
