Location: Springfield, MA Job Description: The YMCA of Greater Springfield is seeking an experienced A.V.P. of Facilities & Construction planning to join our senior leadership team! Please note that the salary range $60,000 - $70,000 per annum. JOB RESPONSIBILITIES: - Supervise the construction and development of construction projects by working with the external architects, professionals and general contractors.
- Communicate project timeline, scope, and budget with senior leadership and volunteers in written, oral, formal and informal presentations with both small and large groups.
- Work with the Request for Qualified Contractors list to ensure that quality bids, preferably a minimum of three, are received on all construction projects exceeding $10,000 and one quality bid on projects less than $10,000.
- Lead the process related to the conceptual, schematic, design and detailed drawings of the construction projects to assure the best use of resources.
- Direct major repair projects (+$5,000) to ensure work meets facility requirements.
- Provide analysis of cost related to construction and maintenance to determine the effectiveness and efficiency.
- Identify and prioritize project problems and issues and directs them to the Association Director of Maintenance.
- Responsible for external vendors regarding service levels related to facility maintenance in order to reduce cost.
- Verify the completion of change orders, contract options, and special changes related to construction projects.
- Ensure all quality maintenance standards are met on a timely and quality basis across the Association.
- Work with and assists the Facilities Managers in the successful maintenance of all properties (building and grounds), ensuring Family Center safety and cleanliness and that equipment is in good operating condition. Ensures all work orders and special projects are handled in the appropriate time frame
- Complete or delegate work orders, special projects, and all other maintenance needs per written checklists and oral instructions from the supervisor.
- Inform appropriate staff of Facilities' role in emergency situations.
- Train and educate staff on facilities and maintenance policy, procedures and roles.
- Ensure staff is trained in emergency procedures.
- May be required to compile and maintain accurate MSDS manual.
- Ensure the Association is in compliance with OSHA standards.
- Assist members and other staff as needed.
The incumbent mustpossess the following Knowledge, Attitude, Skills, and Habits: Knowledge - B.A. degree in architecture, planning, engineering or related field of study required
- Licensed General Contractor strongly preferred
- 10+ years progressive experience and responsibility in project management and construction production
- Possess analytical skills to review construction costs and patterns related to staffing, maintenance and cleaning of facilities
- Must be currently certified in Community CPR and standard first aid, or willing to become certified within 90 days
- Ability to successfully resolve issues related to HVAC, pools, landscaping, roofing, plumbing, painting and flooring essential
- 6-10 years of experience in site management and development
- Experience in the areas of business and financial operations
- Risk management and personnel experience
- Experience in working closely with non-profit Boards of Directors and volunteer leadership committees preferred
- Proven track records in program development, staff development, community outreach, and relationship building
- Must be proficient with MS Office programs
